What is Mode C?

Mode C means we don't have reliable data for your jurisdiction. Rather than guess and waste your money, we refuse to produce a report and you don't pay. We'll tell you what we know and suggest next steps, but we won't charge you for guesswork.

Is this legal advice?

No. This is information support and preliminary research. Always confirm final interpretation with the jurisdiction and qualified professionals before making decisions. Our reports help you ask the right questions—they don't replace professional advice.

What jurisdictions do you cover?

We currently cover 26 major cities including all Top 25 US metros. We're constantly adding more. Enter your zip code on the order page to check coverage for your property.

What if my property is in an area you don't cover?

If your zip code isn't in our coverage area, we'll tell you upfront and you won't be charged. You can request we add your jurisdiction—we prioritize based on demand.

How accurate is the report?

We pull data from official sources: local zoning ordinances, municipal codes, GIS systems, and public records. Our AI cross-references multiple sources to verify information. That said, zoning is complex—always verify critical details with the planning department.

What should I do with the report?

Use it to (1) decide if the property is worth pursuing, (2) identify potential deal-killers early, (3) prepare questions for your pre-dev meeting with the planning department, and (4) brief your architect, attorney, or engineer if you proceed.

Can I get a refund?

If we can't provide a confident report (Mode C), you're not charged at all. For Mode A/B reports, we stand behind our analysis. If you find significant inaccuracies, contact us and we'll make it right.

Do I need to create an account?

No. Just enter your property information and pay. Your report is delivered instantly and stored for 24 hours so you can access it from the confirmation page.
